Roof Life Cycle Calculator

Interest in life cycle cost is increasing among building owners and designers.


Some of this attention may be attributed to a related and growing interest in “green” building technologies that rely in part on the durability and sustainability of building materials to minimize environmental impacts. The increasing economic sophistication required to finance modern construction projects also may be a contributing factor.


In an effort to help building professionals address important life cycle cost decisions, Dr. Jim Hoff, instructor for Commercial Roofing Boot Camp, has developed a unique and useful life cycle cost calculator. This Excel calculator uses a new life cycle costing technique called Equivalent Uniform Annual Cost (EUAC), offering the following key features and benefits:


• Almost all modern low-slope commercial roofing systems may be compared, including a wide variety single-ply and asphalt roofing systems.

• Roof systems with different service lives may be compared, allowing the building professional to explore the economic trade-off between initial cost and annual cost.

• Provisions for periodic maintenance and eventual removal and replacement are included.


Perhaps the best feature of the calculator is the computation of a simple annual cost for roofing systems – essentially the equivalent of an annual “payment” that may be used to compare the overall value of different roofing systems.
