Included in this course are two lectures and a roof life cycle calculator by Dr. Jim Hoff, instructor for Commercial Roofing Boot Camp. The first lecture discusses why life cycle cost is becoming a critical topic for today’s roofing professional and why the EUAC Calculator is the best way to calculate and compare roof system life cycle cost. The second lecture provides step-by-step instructions for the proper use of the EUAC Calculator, which uses a new technique called Equivalent Uniform Annual Cost (EUAC).

This calculator offers a number of important features and benefits:

-Almost all modern low-slope commercial roofing systems may be analyzed, allowing the roofing professional to compare many different roof system options.
-Roof systems with different service lives may be compared, so that trade-offs between initial cost and annual cost may be evaluated.
-Provisions for periodic maintenance and eventual removal and replacement are included, so that the EUAC Calculator provides a comprehensive “cradle-to-cradle” view of modern roof system alternatives.
-The calculator is available in an easy-to-use Excel format, allowing the user to customize the calculator for local roof system types and costs.

But perhaps the best feature of the EUAC Calculator is how it computes a simple annual cost for roofing systems – essentially the equivalent of an annual “payment” - that may be used to compare the long-term value of different roof system alternatives.

After completing this course, students should be ready to add life cycle cost analysis to the professional services they can offer their roofing customers.
